Outdoor construction in Del Mar.

We start with how your family wants to use a small coastal lot, lay it out to get the most from limited space and the view, then build it to last in salt air. Pools, hardscape, outdoor kitchens. Same owner, in-house team, clean record since 1984.

Outdoor living project in San Diego County

Del Mar starts with how you live outside.

Del Mar lots are small, high-value, and often perched on or near a bluff. There is rarely spare room, and what you build sits within feet of a neighbor and within view of the ocean. The hardest part isn’t the construction, it’s the layout: getting a real outdoor kitchen, a place to gather, and a clear sightline to the water out of a tight footprint. That spatial design is where we start, and it’s what most contractors skip on their way to a bid.

The setting then drives the materials. Right on the water, salt air corrodes ordinary hardware in a few seasons, so we spec stainless and marine-grade fasteners, powder-coated metal, sealed stone, and corrosion-rated equipment. The same small footprint can swing two or three times in cost by material alone, so we educate you on where the money matters and where it doesn’t.

Del Mar also enforces strict view-protection setbacks and height limits, and most of the city falls inside the coastal zone. When a layout you’ve pictured won’t fit those limits or the lot, we’ll say so and take design control to fix it. A better plan and the right materials beat the cheapest bid every time. Then we build it to last.

Del Mar questions.

Yes. Ultrascape has built outdoor projects across coastal North San Diego County, including Del Mar, since 1984 — from small bluff and view lots above the beach to the parcels east of the racetrack. One in-house team handles design, engineering, and construction, so the same people are on your Del Mar property from the first walk to the final inspection.
We start with how your family wants to use the space and lay it out to get the most from a tight footprint and the view, then let the setting drive the materials. Del Mar sits right on the ocean, and that salt air corrodes ordinary hardware in a few seasons, so we spec stainless and marine-grade fasteners, powder-coated metal, sealed natural stone, and corrosion-rated lighting and pool equipment.
Del Mar enforces strict view-protection rules, with height limits and setbacks meant to keep ocean views open between neighbors, and much of the city sits in the coastal zone. We design within those limits from the start and handle the City of Del Mar review and any coastal permitting in-house, so a fire feature, pergola, or pool wall is sized to pass rather than redrawn after a denial.
Fitting a layout you’ll use onto a small, constrained site, choosing materials that survive coastal salt air, and clearing view-protection setbacks and height limits. The same footprint can cost two or three times more depending on the materials, so we educate you up front on where the money counts and where it doesn’t.
