That is spatial design, deciding what each terrace is for and how you move between them. When a layout someone has drawn will not work on the grade or the lot, we say so and bring one that does. Much of the community also falls in a very high fire hazard severity zone with defensible-space rules near the canyon, and most streets carry HOA architectural review, so we steer the materials and finishes toward what clears both and handle the submittal for you. The same tiered build can swing two to three times in cost on materials alone, and we talk that through up front.
